Almost every commercial site in South Florida has to hold its own stormwater. You cannot send it to the street and you cannot send it to the neighbor, so the water goes into a retention pond sized for the rain the drawings assume. That pond is not landscaping. It is a permitted piece of infrastructure, and it gets inspected like one.

Why the site needs one at all

When you put a building, a parking lot and sidewalks on open ground, water that used to soak in now runs off. The permit exists to make sure that difference stays on your property instead of flooding the road or the property next door. In this part of the state the review typically runs through the South Florida Water Management District alongside county and municipal approvals, and the pond is how the numbers get satisfied.

Side slopes and the littoral shelf

Two things drive the shape. The side slopes have to be gentle enough that the banks hold and that someone who walks in can walk out, which is a safety requirement, not an aesthetic one. And most permits call for a littoral shelf, a shallow bench around the edge planted with wetland species that filters runoff before it reaches open water. Both are specified on the drawings. Neither is negotiable in the field.

Storage volume is calculated, not estimated

The pond has to hold a specific volume between specific elevations. That number comes out of the drainage calculations for your site, and it is the reason a pond cannot simply be dug until it looks about right. Excavating to the wrong depth or the wrong footprint means either a pond that does not meet the permit or a pile of material nobody budgeted to move. Getting the survey and soil conditions established first is what keeps the dig matching the calculation.

What the as-built has to show

When the pond is finished, a surveyor documents what was actually built and that record goes back to the reviewing agencies. Elevations, slopes, control structure, outfall. If the as-built does not match the permitted design, the certification does not get issued, and a project without certification does not get its certificate of occupancy. This is the stage where shortcuts taken during excavation become expensive.

Dig it to the drawing

A retention pond is one of the few things on a site where the engineering is finished before the work starts. The job is to build exactly what was approved, document it, and move on. Ace and Turf excavates retention lakes and ponds as part of full site development across Broward, Miami-Dade and Palm Beach.
